As we continue to grow, we are seeking an experienced Residential Construction Estimator to join our Preconstruction team. This position plays a critical role in developing accurate project budgets, coordinating with architects and trade partners, and ensuring every project begins with a solid financial and operational foundation.

Position Summary

The Residential Construction Estimator is responsible for preparing accurate cost estimates and budgets for high-end residential renovations and custom construction projects. Working closely with clients, architects, designers, subcontractors, and internal project teams, this individual will guide projects through the preconstruction process while maintaining Gatehouse's commitment to quality, transparency, and exceptional customer service.

Primary Responsibilities

• Review and interpret residential architectural drawings, specifications, and construction documents.
• Develop comprehensive project budgets and detailed cost estimates.
• Solicit, evaluate, and analyze subcontractor and supplier proposals.
• Prepare complete bid packages and scope documents.
• Coordinate subcontractor walkthroughs and site visits.
• Lead value engineering discussions while maintaining design intent and construction quality.
• Prepare subcontractor commitments and purchase packages.
• Utilize construction management software to manage estimating documentation and project information.
• Create and manage Requests for Information (RFIs) and project documentation.
• Collaborate with architects, engineers, designers, and consultants during project development.
• Assist with permitting, utility coordination, civil planning, and preconstruction logistics.
• Support Project Managers with budget updates, change orders, invoicing, and cost tracking throughout construction.
• Maintain estimating schedules for multiple concurrent luxury residential projects.
• Build and maintain strong relationships with clients, subcontractors, and industry partners.
• Continuously improve estimating processes and cost databases.

Qualifications

• Minimum 5 years of residential construction estimating experience preferred.
• Experience estimating luxury residential remodeling or custom home projects strongly preferred.
• Ability to read and interpret architectural and structural plans.
• Working knowledge of residential construction methods and building systems.
• Proficiency with Microsoft Office, especially Excel.
• Experience with Procore or similar construction management software preferred.
• Strong mathematical, analytical, and organizational skills.
• Excellent written and verbal communication skills.
• Exceptional attention to detail.
• Ability to prioritize multiple projects and meet deadlines.
• Professional demeanor with outstanding customer service skills.
• Valid driver's license with an acceptable driving record.

Preferred Skills

• Knowledge of local residential building codes and permitting processes.
• Experience with value engineering and conceptual estimating.
• Familiarity with scheduling software and project management platforms.
• Strong negotiation and subcontractor management skills.
• Ability to work independently while contributing to a collaborative team environment.

Physical Requirements

• Ability to travel to project sites throughout Northeast Ohio.
• Ability to walk active construction sites safely.
• Occasionally lift or carry up to 25 pounds.
• Ability to climb stairs, ladders, and navigate uneven terrain during site visits.
• Ability to work both in an office environment and outdoors in varying weather conditions.
