Field-based leadership position – must reside within [assigned market/territory, e.g., Texas or the Carolinas] and be available for regular in-market travel, with periodic travel across the broader Construction Services footprint.

Job Overview:

We are seeking an experienced, consultative construction leader to serve as a player-coach for a defined Construction Services market. This role combines direct ownership of a smaller territory — identifying opportunities, developing scopes, administering bids, and overseeing construction projects — with leadership responsibility for an assigned group of Construction Services Managers (CSMs). The Director acts as a trusted advisor to clients and a coach to the team, and serves as a key extension of the Senior Vice President of Construction Services in translating division strategy into consistent field execution.

Scope of Work, RFP Development, and Bid Analysis:

  • Conduct site walks and initial project assessments to define project objectives, priorities, and required professional services.
  • Develop, review, and refine scopes of work and Requests for Proposal (RFPs) for capital, repair, and reconstruction projects.
  • Solicit proposals, ensure bidders receive consistent project information, and review bids for exclusions, allowances, and pricing inconsistencies.
  • Prepare bid-leveling documents, facilitate contractor interviews, and deliver board-ready recommendations.
  • Coordinate with engineers, architects, consultants, and other specialists to ensure scopes and RFPs meet project requirements.

Construction Project Administration:

  • Represent the interests of the community association throughout project planning and execution.
  • Monitor project scope, schedule, budget, quality, communication, and documentation; coordinate kickoff meetings, inspections, punch walks, and closeout.
  • Review contractor pay applications and change orders; identify scope creep, cost exposure, or delays and escalate material risks with recommended corrective actions.
  • Ensure warranties, permits, inspection records, closeout documentation, and lien releases are properly collected.

Market Development and Client Relationships:

  • Serve as the primary Construction Services representative for an assigned market or regional territory, developing trusted relationships with Market Leaders, CAMs, board members, and regional leadership.
  • Identify capital improvement, repair, reconstruction, and large-loss rebuild opportunities; build and maintain a healthy pipeline of current- and future-year opportunities.
  • Educate internal teams and client communities on the role, value, and capabilities of Construction Services.
  • Provide regular updates, board presentations, and consultative guidance on project direction throughout the client relationship.

Team Leadership and CSM Coaching:

  • Provide day-to-day leadership, coaching, and performance accountability for an assigned group of Construction Services Managers (CSMs).
  • Conduct regular one-on-ones focused on pipeline health, revenue performance, project status, and professional development.
  • Coach CSMs on board presentations, contractor management, bid analysis, and difficult stakeholder conversations; help onboard and train new CSMs.
  • Review underperforming markets or stalled opportunities, develop corrective action plans, and document performance concerns in partnership with the Senior Vice President and Human Resources.
  • Participate in candidate interviews and provide hiring recommendations.

Vendor and Partner Management:

  • Develop and maintain a preferred-vendor network based on market needs, trade coverage, performance, and pricing.
  • Evaluate contractor capabilities, responsiveness, documentation, and client-service performance; address recurring performance or billing concerns.
  • Help resolve escalated disagreements among vendors, CSMs, and community associations.

Quality Assurance and Compliance:

  • Ensure all projects comply with local, state, and federal regulations as well as company policies and procedures.
  • Review scopes, RFPs, bid comparisons, and board-facing communications for quality and consistency; help establish consistent operating standards across assigned CSMs.

Communication and Coordination:

  • Act as a primary point of contact for clients, contractors, CSMs, and internal stakeholders, facilitating effective communication and collaboration.
  • Conduct regular project and market meetings to provide updates, address issues, and offer strategic guidance.

Risk Management and Performance Reporting:

  • Identify potential project and market risks and develop mitigation strategies; monitor progress and escalate issues that may impact timelines, quality, or client satisfaction.
  • Review and validate revenue forecasts, 90-day pipeline projections, and CRM data; provide regular performance updates and risk summaries to the Senior Vice President of Construction Services.

Qualifications

Qualifications:

  • Field-based leadership position – must reside within assigned market/territory and be able to travel regularly within it, with periodic travel across the broader Construction Services footprint.
  • Seven or more years of progressively responsible experience in construction project management, owner representation, capital improvements, reconstruction, or a closely related field.
  • Three or more years of experience leading, supervising, or coaching project managers, construction managers, or comparable professionals.
  • Demonstrated experience managing capital projects from initial assessment through bidding, construction, and closeout, including proposals, scopes, estimates, contracts, and change orders.
  • Strong field-construction judgment and experience working directly with boards, executives, and other nontechnical decision-makers.
  • Demonstrated business-development and relationship-management experience, along with experience using CRM, project-management, and standard business software.
  • Experience with homeowner associations, condominium associations, or community association management preferred.
  • Bachelor's degree in construction management, engineering, architecture, business, or a related field preferred; relevant certifications (PMP, CCM, LEED, contractor licensing) a plus.
  • Must have a valid Driver's License.
  • Ability to travel 25% - 30%, including overnight / multi-day trips to support markets

Pay and Benefits

$150,000 - $160,000 depending on experience and education.
