Senior BAS Controls Technician / BAS Project Manager

As an authorized Distech Controls Systems Integrator, AWL provides complete BAS services, including controls design, installation, programming, system integration, commissioning, and post-installation support.

Position Overview

AWL is seeking an experienced HVAC controls professional to join our BAS division as a Senior BAS Controls Technician, Project Lead, or BAS Project Manager, depending on the candidate’s technical experience, field leadership capabilities, and project management background.

The selected candidate will be responsible for the technical execution of commercial building automation projects using Distech Controls and Tridium Niagara platforms.

This position may be filled by an experienced BAS Controls Technician, Programmer, Applications Engineer, Controls Supervisor, or BAS Project Manager with a strong hands-on controls background who can perform or oversee technical work and lead projects from installation and programming through startup, commissioning, system turnover, and closeout.

Minimum Experience Requirement

A minimum of five years of direct, hands-on industry experience with commercial HVAC controls and Building Automation Systems is required.

Qualifying experience must include substantial hands-on involvement in several of the following areas:

• BAS/DDC controls installation
• Controller programming and configuration
• BAS database and graphics development
• System integration
• BAS network setup and troubleshooting
• Point-to-point checkout
• Equipment startup
• Functional performance testing
• System commissioning
• BAS service and troubleshooting

This is not an entry-level or training position.

General HVAC, mechanical, electrical, construction, facilities, IT, engineering, or project management experience will not satisfy this requirement unless the candidate also has at least five years of directly related, hands-on BAS controls experience.

Candidates applying from a project management background must have prior technical experience within the BAS controls industry and must be capable of directing controls installation, programming, integration, startup, troubleshooting, testing, and commissioning activities.

Responsibilities

• Perform and oversee the installation, programming, startup, integration, testing, and commissioning of commercial BAS/DDC systems.
• Configure and modify controllers, databases, graphics, alarms, trends, schedules, and control sequences.
• Review mechanical plans, control drawings, wiring diagrams, specifications, sequences of operation, and BAS design documents to support field execution.
• Install and oversee the installation of control panels, controllers, sensors, actuators, communication networks, and related BAS infrastructure.
• Perform and oversee point-to-point checkout, controller verification, equipment startup, functional testing, and final commissioning.
• Diagnose and resolve controller, network, field wiring, communication, programming, sequence, and equipment-integration issues.
• Integrate BAS controls with air-handling units, boilers, chillers, pumps, VFDs, packaged HVAC equipment, and central plant systems.
• Coordinate daily field activities with controls technicians, programmers, electricians, subcontractors, and other trades.
• Plan field installation sequencing, manpower requirements, material needs, testing activities, and commissioning work.
• Verify that controls installations comply with approved drawings, specifications, sequences of operation, and applicable quality standards.
• Identify design conflicts, missing information, material shortages, and field conditions that may affect installation or commissioning.
• Communicate technical issues, field conditions, material requirements, and progress updates to AWL’s project management team.
• Provide the technical information and field documentation required by the office team to prepare submittals, RFIs, change orders, and project records.
• Coordinate technical activities with engineers, construction managers, commissioning authorities, facility representatives, and other project stakeholders.
• Maintain accurate field markups, point-to-point records, testing documentation, commissioning reports, system backups, and as-built information.
• Coordinate facility shutdowns, equipment startup, functional testing, owner training, system turnover, warranty service, and post-installation troubleshooting.
• Provide technical direction, field supervision, and mentoring to junior controls technicians.
• Take responsibility for the quality, technical performance, and timely completion of assigned BAS work.

Qualifications and Experience

• Minimum of five years of direct, hands-on experience with commercial HVAC controls and Building Automation Systems.
• Hands-on experience with Tridium Niagara AX and/or Niagara N4.
• Strong working knowledge of commercial HVAC systems, control sequences, and BAS integration.
• Ability to read and interpret mechanical drawings, electrical schematics, control drawings, wiring diagrams, specifications, and sequences of operation.
• Working knowledge of BACnet communication protocols, BAS networking, and IP-based system architecture.
• Familiarity with Modbus and LON integration.
• Ability to troubleshoot controllers, communication networks, field devices, low-voltage wiring, equipment interfaces, programming, and control sequences.
• Ability to independently evaluate BAS installations and provide technical direction to controls technicians, electricians, programmers, and subcontractors.
• Experience leading field installations and coordinating manpower, materials, testing, startup, and commissioning activities.
• Ability to review technical work and make informed decisions regarding programming, integration, troubleshooting, testing, and commissioning.
• Experience coordinating with engineers, commissioning authorities, construction managers, and facility representatives.
• Strong organizational, communication, documentation, troubleshooting, and problem-solving skills.
• Ability to manage multiple field assignments and priorities across active projects.
• Valid driver’s license and ability to travel regularly between project sites throughout New York City.

Direct experience with Distech Controls hardware and software is strongly preferred. Niagara N4 certification, Distech Controls certification or factory training, NYC SST-62 certification, and experience working on public-sector, infrastructure, institutional, healthcare, or mission-critical projects are also preferred.

Work Environment

This is a field-based, non-remote position with regular travel between active project sites throughout New York City. Work may be performed in operating or occupied facilities, mechanical rooms, equipment areas, and on rooftops. Evening, overnight, or weekend work may occasionally be required for facility access, shutdowns, testing, or commissioning.

Pay: $80,000.00 - $140,000.00 per year
